1. What Enormous Buildings is

Enormous Buildings is an online tool that reads uploaded architectural drawings, extracts approximate dimensions, computes quantities with a deterministic engine, and applies AI-looked-up regional unit rates to produce an indicative, priced Bill of Quantities (BoQ) or cost estimate.

It is intended as a decision-support and productivity tool: to give owners, developers and self-builders an early budget guide, and to help construction professionals prepare a fast first-pass estimate that they then review, adjust and take responsibility for.

2. Not a certified deliverable; no professional relationship

The output is not a certified quantity-surveying deliverable, a structural or services design, a tender document, or a fixed quotation. Using this tool does not create a quantity surveyor–client, engineer–client, or any other professional relationship between you and Enormous Buildings.

Detailed and accurate costing of any building — and especially of framed, multi-storey, high-rise, commercial or industrial buildings — depends on structural design, geotechnical investigation and specialist mechanical, electrical and public-health design that a drawing alone does not contain. For such buildings the tool provides concept-stage or order-of-magnitude estimates only, as indicated by the estimate class shown on each output.

3. Accuracy and your responsibility to verify

Estimates are generated automatically and may contain errors arising from drawing quality, dimension extraction, assumptions, regional rate data, or scope not derivable from the drawings. Quantities for structural elements (frame, slabs, foundations) and services are indicative rules of thumb, not an engineered design.

You are responsible for independently checking and verifying all quantities, rates, assumptions and exclusions — and for engaging a registered quantity surveyor and, where relevant, a chartered structural or services engineer — before relying on any figure to set a budget, secure finance, issue for tender, or construct. Any construction professional who issues work based on these outputs does so on their own professional responsibility and under their own professional indemnity arrangements.

4. Limitation of liability

The tool and its outputs are provided “as is”, without warranties of any kind, express or implied, including as to accuracy, completeness or fitness for a particular purpose. To the fullest extent permitted by law, Enormous Buildings and its operators accept no liability for any loss or damage — including cost overruns, budget shortfalls, lost profit, or consequential loss — arising from use of, or reliance on, the tool or its outputs.

Nothing in these terms excludes liability that cannot lawfully be excluded.

5. Payments

Generating and previewing an estimate is free. Unlocking the full priced bill is charged at 1% of the estimated building cost, in your selected currency, via the payment providers offered at checkout. Fees paid are for access to the generated output as an indicative estimate, on the terms above.

6. Your uploads

You must have the right to upload any drawings you submit. You retain ownership of your drawings; you grant Enormous Buildings the limited right to process them to produce your estimate and to store them with your saved BoQs so you can retrieve them.

7. Changes

We may update these terms from time to time. Continued use of the tool after an update constitutes acceptance of the revised terms.
